Cintas Corporation designs and manufactures specialized corporate identity uniforms, entrance mats, restroom supplies, promotional products, safety products, and document management services to over 800,000 businesses, through facilities across the U.S. and Canada. James Wagoner is a Regional Reliability Engineer in the Rental Production division of Cintas. In 2011, Cintas sought a CMMS to support a corporate-wide reliability initiative. They performed a pilot project with eMaint, and rolled out the software to different locations. Using eMaint capabilities, the company gained the ability to improve completion and compliance of PMs, ensure continuity of an excellent reliability program, generate full-featured reports, and much more.
Implementing software is just the start of any CMMS journey. New challenges, goals and successes begin to arise as CMMS usage becomes commonplace. A post-implementation challenge realized was missing elements of foundational data. With a culture of reliability at the heart of Cintas business practices, the team needed to create a well-founded baseline to track their maintenance and reliability progress. With a solid foundation in place, Cintas could experience even greater results from their CMMS investment.
The Cintas team successfully loaded 28,000 assets from its rental production facilities into the eMaint system. By tracking these assets, Cintas has been able to establish historical performance, and by leveraging eMaint tools, the company experienced a standardization of procedures that was seamless to distribute on plant, regional and national levels. From this flow of data comes meaningful insights such as Overall Equipment Effectiveness (OEE), Mean Time Between Failures (MTBF), Mean Time to Repair (MTTR) and uptime percentages to help make data-driven decisions.
Cintas’ culture of reliability has been enhanced by their usage of eMaint, yielding important results. In accordance with their highly-effective Reliability Scorecard, which is an internal audit put in place to tie better maintenance practices to tangible outcomes, Wagoner and his team set up reports detailing percentage of labor hours to work orders. Technicians now fill out work orders for jobs performed, and must reach a certain percentage of labor hours for those work orders. This practice has increased visibility into everyday processes, with an 85% improvement in accountability of labor hours. eMaint’s shared document feature has also been a successful driver for improved communication and consistency. The result is an improved understanding of problems, and an easy way to share information. Shared document storage has also helped Cintas achieve compliance, with the ability to attach boiler inspection reports, and perform reliability audits remotely.
A distributed environment across North America has not hindered Cintas’ sustainability and usage of eMaint. Wagoner and his team developed an eMaint committee, which holds a once-a-month conference call about Cintas’ strategic vision with eMaint. The committee meets in person on a quarterly basis, and sends out monthly communication to all locations about changes and new implementations of eMaint.
As a result of the revitalization of Cintas’ maintenance management processes, the company’s improved performance is being recognized. Cintas was recently awarded OSHA’s Voluntary Protection Programs (VPP) Star Recognition, for their “demonstration of exemplary achievement in the prevention and control of occupational safety and health hazards the development, implementation and continuous improvement of their safety and health management system.” In addition, Cintas’ Return on Net Assets (R.O.N.A) has increased by 50% which is a significant achievement that adds value to the company as a whole. With eMaint, Cintas has data that proves that when an investment is made, a more favorable return will be achieved due to better equipment maintenance.
